Biography

Michael K. Kuhn focuses on commercial real estate, with a particular emphasis on office and retail leasing, within the firm's Real Estate Group.

With 33 years of practice in Houston commercial real estate, Mr. Kuhn brings a wealth of experience and practical knowledge of the local market to the advantage of his real estate clients. Over his career, Mr. Kuhn has handled all types of real estate acquisition, disposition, development, and leasing matters. With significant experience in most every area of real estate law, he is able to responsively address clients' needs and to create innovative solutions. Mr. Kuhn is a recognized authority in office and retail leasing. He routinely drafts and negotiates commercial leases and advises clients on complex leasing issues and strategies.

Mr. Kuhn is Board Certified in Commercial Real Estate Law by the Texas Board of Legal Specialization since 1990.

Representative Matters

Handled office leasing for landlords in downtown office buildings containing nearly 5,000,000 square feet of office space.

Successfully negotiated a complex office lease renewal for a major tenant occupying 350,000 square feet, documenting extensive renovations, naming rights and other issues.

Adapted an office portfolio lease form to a "green lease" form, encouraging eco-friendly practices.

Structured an office building sale using alternate security to permit the building owner to secure the deferred purchase price and permit assumption of the existing mortgage loan.

Organization Membership

Mr. Kuhn serves on the State Bar of Texas Standing Committee on Professionalism. He is the past-Chair of the Houston Bar Association's Real Estate Law Section and a member of the ABA Green Leasing Task Force. Mr. Kuhn is also a member of the International Council of Shopping Centers (ICSC), College of the State Bar of Texas, and the American Bar Association.

Mr. Kuhn was named one of "Houston's Top Lawyers" by H Texas magazine for 2006-2010 and was named a "Super Lawyer" (2005-2011) by Thomson Reuters. He is included in the 2008-2012 editions of The Best Lawyers in America under Real Estate Law.

Mr. Kuhn has recently made presentations on green leasing to the Houston BOMA (Building Owners & Managers Association) chapter and on lease credit enhancements at the annual leasing seminar sponsored by CLE International. He has made numerous presentations on commercial real estate topics ranging from mixed-use projects to subleasing to work letters, to the State Bar of Texas, the University of Texas Law School Mortgage Lending Institute, South Texas College of Law, The University of Houston Law Center, and a variety of private continuing legal education groups. Mr. Kuhn has written articles on a variety of topics and in the late 1980s authored the book, Lender Liability: Legal and Management Strategies, published by Sheshunoff Information Services, Inc.

Mr. Kuhn additionally serves as a topic advisor for ExecSense Webinars, of San Rafael, California. ExecSense is the world's largest publisher of professional webinars, providing web-based education to business executives, lawyers and industry experts.
