Biography
Patrick T. Sharkey has over 33 years of experience as a commercial real estate attorney representing sophisticated clients in a diverse and dynamic blend of real estate transactions. Client engagements range from representation of landlords and tenants in office, industrial and retail leasing (including re-leasing of Big Box properties), acquisitions and dispositions of office buildings, industrial centers, health care properties and undeveloped land, mixed use developments, condominium conversions and development of health care campuses to intricate land transactions, urban redevelopment projects, ground leases, and property tax appeals. He is dedicated to providing his clients with superlative service and results-oriented legal representation, acting as a guide through the often intricate maze of legal and business issues his clients face.

Mr. Sharkey also counsels clients on loan extensions and restructuring, foreclosures and deeds in lieu of foreclosure, renegotiating, renewing, extending, reinstating and amending contractual obligations, and enforcing remedies for breaches of contract. He has been recognized as a "Super Lawyer" by Thomson Reuters every year since 2003, and he has served as President of the Houston Bar Association Real Estate Law Section.
Representative Matters
  • Among numerous closings on land, office buildings, mixed use developments, apartments, asset sales, and mortgage financing transactions, two transactions epitomize Mr. Sharkey's dedication to attaining his clients' business objectives:
    • April 2009. A Houston energy company's headquarters relocation required an expedited Lease negotiation to meet the client's construction/moving deadlines. Given the client was leasing the top three floors of a CBD office building and installing high-end tenant improvements, full attention was devoted to insuring the client's Lease interests were protected while meeting the client's construction objectives. Both objectives were obtained. The client presently is ensconced in gorgeous new headquarters space with a terrific long-term lease.

    • December 2009. A major real estate client requested JW negotiate and close a sale of an office building within a one-week time frame. Eight days after the client's initial request, and following a series of late night and weekend negotiations and drafting, the transaction closed and funded to the client's delight. Although quick closings of this nature are atypical, the ability to rapidly and successfully respond to the client's unusual request is a by-product of JW's experience in the commercial real estate market and our commitment to superior client service.
