Biography

Tiana’s practice is dedicated to representing clients in all facets of commercial real estate, including leasing, financing, acquisition/disposition and management of commercial assets throughout the retail, office, industrial, medical and mixed-use spaces.

As former in-house counsel to one of Texas’ largest multi-service commercial real estate development companies, Tiana brings the insight and experience of working directly with principals, division heads and investors to work for clients seeking innovative and effective solutions.

With an extensive background in retail leasing and development, Tiana specializes in working with shopping center developers, owner/operators, landlords and tenants to meet the complex and sophisticated needs specific to the retail world.

Tiana also handles the real estate component of bankruptcy cases, including workouts and restructurings on behalf of landlords and tenants involved in Chapter 11 reorganizations. Utilizing her unique understanding of the intricate and collaborative relationship between landlord and tenant, she leads leasing efforts, from asset review and tailored drafting through negotiation and settlement. Tiana’s primary goal is to provide her clients with a robust real estate portfolio upon emergence, while also affording them the ability to focus their resources where needed throughout demanding bankruptcy proceedings.

  • Led commercial real estate restructuring for a top global retailer throughout bankruptcy proceedings, negotiating and drafting master leases and amendments for over 220 locations throughout the US.
  • Led commercial real estate restructuring and asset sale for a top national retailer encompassing reorganization of its entire US portfolio.
  • Led acquisition financing and coordinated investment capital for the purchase of three fully occupied Class A retail shopping centers valued at $126 million.
  • Secured a $100 million dollar commercial mortgage-backed security loan for both permanent and construction financing of a million square foot Class A shopping center during and in the aftermath of Hurricane Harvey.
  • Represented commercial real estate development group in connection with negotiation and advancement of $12.5 million in office and retail leases.
  • Represented an Austin-based nonprofit organization in connection with the acquisition, development and leasing of retail, office and mixed-use space incorporating historic preservation with urban development.
  • Represented a Houston-based international real estate firm in the acquisition, development and leasing of a 971-acre business park with 7,000,000 square feet of build-to-suit and user-owned distribution, light manufacturing and corporate space.
